This 70-storey residential tower, developed following a competitive design process in collaboration with Buchan, occupies a prominent narrow site along Valentine Avenue in Parramatta. The proposal adopts an integrated approach to high-density living, balancing amenity, environmental performance, and construction efficiency.
The original Build-to-Rent scheme organised the tower around a series of shared landscaped “garden addresses,” distributed vertically to foster community and connection to nature.
As the project evolved into a Build-to-Sell model, private balconies were introduced, while communal landscape was consolidated into a generous podium garden—retaining collective amenity as a central principle.

Responding to climate and orientation, the façade is carefully composed to optimise environmental performance while creating depth, rhythm, and identity.
